Terms of Service
Effective: 18 July 2026
Please read these Terms carefully. They form a binding agreement between you and Tecurve governing your use of the Service.
1. Acceptance of Terms
These Terms of Service ("Terms") govern your access to and use of Tecurve ("Tecurve", "we", "us", or "our"), a web-based property and tenancy record-keeping tool for landlords in the United Arab Emirates (the "Service"). By creating an account or otherwise using the Service, you agree to be bound by these Terms. If you do not agree, do not create an account or use the Service.
2. Eligibility and Scope of Use
- You must be at least 18 years old (or the age of legal majority in your jurisdiction, if higher) and have the legal capacity to enter into a binding agreement to use the Service.
- You must provide a valid email address and complete email verification to activate your account.
- The Service is intended for managing residential property, tenancy, and lease-related information in the United Arab Emirates. You may use it to manage property you own, or property you are authorised to manage on behalf of its owner.
- Each account is single-user. The Service does not support inviting other people, shared logins, or granting a co-owner, tenant, or other third party their own access to your account or data. Any co-owner or ownership share you record is a note for your own calculations only and does not create any account, access, or right for that person.
3. Description of the Service
Tecurve is a personal record-keeping, calculation, and reminder tool that lets you track properties, tenants, leases, income, expenses, mortgages, insurance policies, and related deadlines that you manage elsewhere. Specifically, the Service allows you to:
- Record properties, including purchase details, UAE property-registry identifiers (such as title deed, plot number, DEWA premise number, and Makani number), and co-ownership percentages you choose to record.
- Record tenants and co-occupants, including lease dates, annual rent, Ejari registration details, and contact information you enter.
- Record income and expenses, mortgage details, insurance policy details, and periodic property-valuation estimates that you enter and update yourself.
- View figures calculated entirely from the data you enter — such as return on investment (ROI), rental yield, equity, loan-to-value, cash flow, and cash-on-cash return — and use decision-support tools such as a break-even vacancy calculator.
- Receive reminders (in-app and, if enabled, by email) about dates you have recorded, such as lease expiry, Ejari renewal, mortgage instalments, and insurance renewal.
- Use a renewal workspace that presents a checklist of real-world steps for renewing a tenancy and, if you choose, creates a new tenant record with the dates and rent you specify.
- Export your records as an Excel workbook or a PDF summary report, filtered by property, date range, or data type.
The Service is a record-keeping, calculation, and reminder tool only. It does not submit filings to, or transact with, the Dubai Land Department, Ejari, RERA, any bank, or any insurer on your behalf, and it does not create, sign, or file any tenancy contract or government registration for you.
4. Account Registration and Security
- Accounts are created with an email address and password. We enforce a minimum password strength (at least 8 characters, including uppercase and lowercase letters, a number, and a symbol).
- Your account must be verified by email before it is fully usable, and you are responsible for providing a valid, accessible email address.
- You are responsible for maintaining the confidentiality of your password and for all activity that occurs under your account.
- You may close your account at any time from within the Service, subject to the deletion process described in Section 16.
5. Your Responsibilities
You are solely responsible for:
- The accuracy of all information you enter into the Service. Tecurve does not verify, audit, or independently confirm any figure or date you enter.
- Keeping your records up to date. Calculations, reminders, and figures shown to you are only as accurate and current as the data you have entered and maintained.
- Complying with all applicable laws in connection with your use of the Service, including UAE tenancy law, Ejari registration requirements, data-protection obligations you owe to tenants and co-occupants whose information you enter, and any tax or financial-reporting obligations.
- Independently verifying any date, figure, or notice period shown by the Service against the actual lease, official record, or applicable law before relying on it.
6. Acceptable Use
You agree not to:
- Use the Service to store or process information about any person without a lawful basis to do so, or for any unlawful, fraudulent, or harassing purpose.
- Attempt to gain unauthorized access to another user's account or data, or to circumvent the Service's authentication, security, or data-access controls.
- Interfere with or disrupt the Service or its underlying infrastructure, or attempt to probe, scan, or test its vulnerability.
- Use automated means (such as bots or scrapers) to access the Service outside of its intended interface, except as expressly permitted.
- Submit false, misleading, or abusive content through the contact or feedback forms, or attempt to bypass their anti-abuse protections.
7. Your Data and Content
- As between you and Tecurve, you retain all ownership rights in the property, tenant, financial, and other records you enter into the Service ("Your Data").
- You grant Tecurve a limited licence to host, store, process, and display Your Data solely to operate and provide the Service to you, as described in the Privacy Policy.
- Tecurve does not claim ownership of Your Data, does not sell it, and does not use it to train third-party or public machine-learning models.
- You are solely responsible for the content you submit and for ensuring it does not infringe any third party's rights or violate any law.
- Where you enter information about another person (such as a tenant, co-occupant, or co-owner), you confirm that you have a lawful basis to record and process that information and that you have informed them, or will inform them, as required by applicable law. You are responsible for that information as your content.
- You may export your data from the Service at any time. Exported files are downloaded to your own device, are not encrypted by the Service, and may contain personal data about third parties (for example tenant contact details). Once exported, those files are outside Tecurve's control and you are solely responsible for storing, sharing, and disposing of them securely and lawfully.
8. Privacy
Your use of the Service is also governed by our Privacy Policy, which explains what information we collect, how we use and protect it, and the choices available to you. By using the Service, you acknowledge that you have read the Privacy Policy.
9. Fees and Beta Access
The Service is currently offered free of charge while in beta. Tecurve may introduce paid plans, subscription fees, or usage limits in the future. If it does, Tecurve will give you reasonable advance notice, and you will not be charged for continued use of the Service without first being given the opportunity to review and agree to the applicable pricing.
10. Service Availability
- The Service is provided on an "as available" basis. Tecurve does not guarantee that the Service will be uninterrupted, error-free, or available at all times.
- The Service depends on third-party infrastructure and email providers. An outage or degradation of any such provider may affect the availability of the Service or the delivery of emails, including reminder emails, entirely outside Tecurve's control.
- Tecurve may perform scheduled or emergency maintenance that temporarily makes the Service unavailable, and will aim to keep such downtime to a minimum, but does not guarantee advance notice.
- Tecurve does not offer a published uptime commitment or service-level agreement.
11. Service Limitations
You should understand the following about what the Service does and does not do before relying on it:
- Accounts are single-user; there is no team, multi-user, or shared-access functionality.
- The Service does not create, sign, file, or transmit any tenancy contract, legal notice, or government registration. The renewal workspace produces a checklist and an internal record only.
- The Service does not perform mortgage amortization schedules, payoff projections, lending, insurance comparison, or automated property valuation — mortgage, insurance, and valuation figures are values you enter and update yourself.
- The Service does not process payments, collect rent, or transfer funds of any kind, and is not a party to any payment between you and your tenant.
- The Service has no official connection to, or live data feed from, the Dubai Land Department, RERA, or Ejari. All figures relating to those systems are self-reported by you.
12. No Legal, Financial, or Tax Advice
The Service is a record-keeping and calculation tool. It does not provide, and nothing in the Service should be construed as, legal, financial, tax, investment, insurance, or property-valuation advice.
- All figures shown to you — including ROI, rental yield, equity, loan-to-value, cash flow, cash-on-cash return, and appreciation metrics — are mathematical outputs computed directly from the numbers and dates you have entered. They are not projections, forecasts, appraisals, or recommendations, and their accuracy depends entirely on the accuracy of your data.
- Property-valuation figures are your own estimates (or your purchase price used as a fallback). They are not an appraisal, official valuation, or market assessment.
- Decision-support tools such as the vacancy calculator produce illustrative outcomes based solely on the figures you supply. They are not recommendations you should rely on without your own judgment or professional advice.
- The renewal workspace checklist reflects general information and is not a substitute for confirming the applicable notice period, procedure, or legal requirement for your specific tenancy, which can depend on your emirate, lease terms, and current law.
You should consult a qualified lawyer, financial adviser, tax adviser, licensed valuer, or insurance professional before making decisions based on any figure, reminder, or checklist item produced by the Service.
13. Accuracy of Information You Enter
- Every figure and date used by the Service is entered and maintained by you. Tecurve does not independently verify, audit, cross-check, or guarantee the accuracy of any information you enter.
- All calculations, reminders, and figures are derived solely from the information you enter. If that information is incomplete, outdated, or incorrect, everything computed from it will be as well.
- Tecurve is not responsible for decisions made in reliance on inaccurate, incomplete, or outdated information that you entered or failed to update.
14. Reminders and Notifications
- Reminders (for lease expiry, Ejari renewal, mortgage instalments, insurance renewal, and rent-increase notice windows) are calculated automatically from the dates you have entered and are delivered in-app and, where you have enabled it, by email.
- Email reminders depend on a third-party email provider. Tecurve does not guarantee that any reminder email will be delivered, will be delivered on time, or will not be filtered as spam by your email provider.
- In-app reminders are shown when you are signed in to the Service; they are not delivered if you do not log in, and the Service does not offer push notifications or SMS.
- Reminders are a convenience feature only and are not a substitute for your own tracking of, and compliance with, lease terms, statutory notice periods, Ejari deadlines, mortgage payment dates, and insurance renewal dates. You remain solely responsible for meeting all such deadlines, whether or not the Service reminds you.
15. Intellectual Property
- The Service, including its software, design, calculation methodology, text, and branding (excluding Your Data), is the property of Tecurve and its licensors and is protected by intellectual-property laws.
- Subject to your compliance with these Terms, Tecurve grants you a limited, non-exclusive, non-transferable, revocable licence to access and use the Service for property-management purposes in accordance with these Terms.
- You may not copy, modify, reverse-engineer, distribute, sell, or create derivative works based on the Service, except to the extent applicable law expressly permits.
- Feedback you submit may be used by Tecurve to improve the Service without any obligation or compensation to you. This does not extend to Your Data, which remains governed by Section 7.
16. Suspension and Termination
- You may delete your account at any time from within the Service. Deletion requires you to re-enter your current password and, once confirmed, is immediate and permanent — your records are deleted and cannot be recovered.
- Encrypted backups created before your deletion may retain a copy of your data for a limited period after deletion, as described in the Privacy Policy. This does not restore your access to the Service.
- Tecurve may suspend or terminate your account if you violate these Terms, including the Acceptable Use provisions in Section 6, or if required to do so by law.
- Tecurve may discontinue the Service, in whole or in part, with reasonable notice where practicable.
17. Disclaimers and Limitation of Liability
To the maximum extent permitted by applicable law:
- The Service is provided "as is" and "as available," without warranties of any kind, whether express or implied, including warranties of merchantability, fitness for a particular purpose, accuracy, or non-infringement.
- Tecurve is not liable for any missed deadline, statutory notice period, lease renewal window, mortgage payment, or insurance renewal, whether or not a reminder was sent, delivered, or seen by you.
- Tecurve is not liable for any decision made in reliance on any calculated figure, valuation estimate, or decision-support output, as these are illustrations based on your own data and are not professional advice.
- Tecurve is not liable for indirect, incidental, special, consequential, or punitive damages, including lost rental income, lost profits, or loss of data, arising from your use of or inability to use the Service.
- Tecurve's total liability for any claim arising from these Terms or your use of the Service will not exceed the amount you paid Tecurve for the Service in the twelve months preceding the claim (which, while the Service is offered free of charge, is zero).
18. Indemnification
You agree to indemnify and hold harmless Tecurve and its officers, employees, and agents from any claim, liability, damage, loss, or expense (including reasonable legal fees) arising from: (a) your use of the Service; (b) content you submit, including information you record about tenants, co-occupants, or co-owners without a lawful basis to do so; (c) your violation of these Terms; or (d) your violation of any law or the rights of a third party.
19. Third-Party Services
The Service relies on third-party infrastructure, hosting, and email providers to operate. Those providers' services are outside Tecurve's control, and their availability, performance, and terms may affect the Service. Tecurve is not responsible for the acts, omissions, or outages of any third-party provider.
20. Changes to the Service and These Terms
- Tecurve may add, modify, or remove features of the Service at any time, including the calculation methodologies described in Section 12, as the product evolves.
- Tecurve may update these Terms from time to time. The "Effective date" at the top will be updated accordingly, and where changes are material we will take reasonable steps to bring them to your attention (for example, by email or an in-app notice) before they take effect. Continued use of the Service after changes take effect constitutes acceptance of the revised Terms.
21. Force Majeure
Tecurve is not liable for any failure or delay in providing the Service to the extent caused by events beyond its reasonable control, including failures or outages of third-party infrastructure, hosting, or email providers; internet or telecommunications failures; power outages; cyber-attacks; government action; or natural events.
22. General
- Entire agreement: These Terms, together with the Privacy Policy, constitute the entire agreement between you and Tecurve regarding the Service and supersede any prior agreements on that subject.
- Severability: If any provision of these Terms is found to be unenforceable, the remaining provisions will remain in full force and effect.
- No waiver: Tecurve's failure to enforce any provision of these Terms is not a waiver of its right to enforce that provision later.
- Assignment: You may not assign or transfer these Terms without Tecurve's prior consent. Tecurve may assign these Terms in connection with a merger, acquisition, or transfer of its business or assets.
23. Governing Law and Dispute Resolution
These Terms are governed by the laws of the United Arab Emirates, without regard to conflict-of-laws principles. You agree that any dispute arising out of or relating to these Terms or your use of the Service will be subject to the exclusive jurisdiction of the competent courts of Dubai, United Arab Emirates.
